What is included in a seasonal maintenance plan?

A plan follows the irrigation year in the GTA, with three scheduled visits:

  • Spring opening in late April to May — water on, every zone tested, controller programmed
  • Mid-season check in summer — coverage, leaks and schedule reviewed while the system is working hardest
  • Fall blowout from mid-October to mid-November — compressed-air winterization before the first hard freeze

What does a mid-season check cover?

By July the lawn shows exactly where the system is falling short. During the check we run every zone and look at what has changed since spring.

  • Heads: sunken, tilted, clogged or broken
  • Coverage: dry patches, overspray onto pavement, arcs blocked by grown plants
  • Leaks: soggy spots, weeping valves, damaged lines
  • Controller schedule: run times and start times matched to summer conditions
  • Rain sensor: tested so watering stops when it rains

What are the signs your system needs maintenance?

Brown strips between heads, water running down the driveway, a zone that seems to run long, or a water bill that jumps without explanation are all signs. So is a garden that has grown since the system was set up: shrubs and perennials often block sprays that once reached the lawn.

Why is maintenance worth it in the GTA climate?

Our season is short and intense. A system that misses a few weeks of watering during a July heat wave can leave lasting damage to the lawn, while a stuck valve can waste water for days before anyone notices. Regular checks catch both early, and the fall blowout protects the system from freeze damage.

How is residential maintenance different from commercial?

Homes usually have one controller and a handful of zones, so a single visit per season covers it. Commercial properties and multi-site portfolios need scheduled visits across locations, one point of contact and service reports after each visit. Commercial requests receive a 24-hour response.

How much does irrigation maintenance cost?

The seasonal visits follow our listed prices: the spring opening is $70 and the fall blowout starts at $80 for up to 6 zones, before HST. The mid-season check and any repairs are quoted for your property. Ask us to put your visits on a plan when you book.
